Project Overview
This property is a 7-acre strata complex where Borealis Landscape Lighting was brought in during the spring of 2025 to showcase design options for the larger community. Rather than illuminating the entire property immediately, the strata council elected to trial a smaller, feature-rich section: a landscaped island of trees, shrubs, and rockwork. This test site allowed residents to see Borealis' range of capabilities in a manageable and cost-effective way before committing to broader phases. Despite its scale, the section presented real challenges—particularly with overgrown shrubs that made cable and conduit runs complex. Borealis' commitment to thoughtful planning and execution ensured that even small details were handled with precision.7 acres

Entry Sign Illumination
The first focal point was the Property sign, a glossy surface flanked by tall shrubs that change height with the seasons. Both glare and reflection had to be carefully managed. Borealis installed a specialty floodlight at a precise angle, mounted on an adjustable riser that allows fine-tuning as foliage grows. The fixture remains discreet without blocking the critical information being displayed, emphasizing the guiding principle: show the effect, not the source.

Rock Wall Feature
Next, attention was given to a boulder wall with river rock beneath it, running parallel to a residential roadway. Here, glare was thought about as well as beauty. To avoid glare for both drivers and pedestrians, fixtures with cowlings were used, angled to graze the rock wall. A 45° beam spread at 3000K was selected to reveal texture, create depth, and ensure smooth fixture spacing at natural intervals of 8–12 feet. This wall became the visual anchor of the scene, drawing the eye upward to the treescape beyond.

Tree Canopy & Moonlighting
Above the rock wall, mature trees provided the perfect canvas for layered lighting. Borealis employed extensive downlighting, simulating natural moonlight filtering through branches to create moving shadows on the roadway—a subtle, timeless effect. Fixtures were carefully concealed high in the canopy to preserve the mystery of the scene. Borealis always uses approved horticultural practices when mounting fixtures into or near trees.
Each tree also received up lighting, blending 2700K and 3000K temperatures to warm trunks and highlight the structure of the canopy. This dual approach tied the landscape together and delivered a dynamic, natural feel.
