Lynnmour Valley Strata Landscape Lighting Project

This property included many common areas that were frequently used but poorly lit, creating safety concerns and limiting nighttime usability. From dog walkers and children playing road hockey to residents walking home in the evenings, the spaces needed a thoughtful design that balanced safety, functionality, and aesthetics. A major challenge of this project was selecting fixtures, lamps, and glare control that worked across diverse age groups and high-traffic environments. With the property's proximity to the ocean and frequent foot traffic, fixture durability was also a critical factor.

We focused on two key common areas: The Fire Lane - A multi-use space often used by dog walkers, children, and residents backing onto the area. We used a combination of in-ground fixtures, up lights, and downlights to create safe illumination without obtrusive glare. In one high-traffic zone with raised garden beds (where no trees were available for downlighting), we installed a custom dual-head path light. This fixture featured a fine brass finish for elegance while guiding residents safely through the space at night. Secondary Common Area - Featuring an archway, sidewalks, and multiple garden beds. We carefully tunneled beneath sidewalks to run cable, ensuring a clean installation and allowing for future expansion of the lighting system. In total, this section and the fire lane included 62 fixtures, strategically placed for both safety and beauty.

One unique challenge was that several trees intended for downlighting were still juvenile and too thin to support standard stainless-steel screw mounts. To protect the trees and their long-term growth, we used a unconventional buckle strap mounting system, which allows for 8-10 inches of growth without harming the trees. As part of the installation, we provided the strata with a five-year maintenance plan, including regular inspections to ensure the straps remain tree-safe over time. Given the property's location near the ocean, we selected solid brass fixtures with a protective powder coating, paired with premium lamps. Each fixture carries a 10-year warranty, while the lamps are backed by a 5-year warranty. Most lights were installed at 2700K, providing a warm, subtle glow that enhances smaller common areas without overwhelming them.

The transformation was immediately noticeable. Residents commented that the lighting had "completely changed the property like never before." With common spaces now safely illuminated and visually enhanced, the strata has a system that improves both aesthetics and functionality.
